			<content:encoded><![CDATA[<h3>Roof decks leak problems and solutions:</h3>
<p>Many homes have an outside deck / patio over a living space, and so far, the solution to waterproof such roof decks was to install rubber membrane roof and a wooden deck on slippers over the rubber. On some older roofs, instead of a rubber roof, a Tar / Built-up roofing material is used for waterproofing. Problems with this assembly is first and foremost the roof leaks which often occur within few years of roof deck installation.</p>

<p>Often the seams on the roofing membrane pop open, or water starts to pool under the deck, and the only way for this water to drain is into your home. If you need to repair such roof deck, you will have to take the deck completely apart to seal the seams or redo the roof flashing, and then put the wooden deck back together.</p>
<p>Another issue is the cost of such roof deck (even without the high costs associated with roof repairs) &#8211; the rubber roof by itself is somewhat not expensive, but when you add the cost of a pressure treated wood deck (a fiber decking, mahogany or some other premium deck is rather rare, and most people do choose to go with PT wood), your roof deck ends up costing you a small fortune. Then you also have to install and seal the railing posts.</p>

<p>On a rubber roof, pieces of uncured flashing must be glued to the rubber roof and the post to make the post penetration watertight, and on a Tar / BUR roof, liquid tar or roof cement is used to seal around the post. Both rubber roof flashing and tar flashing around the post will begin to fail after 5-7 years, so once again to stop the roof leaks, you will have to disassemble the deck and repair the flashing.</p>

IB roofs also have a complete line of flashing accessories &#8211; inside and outside corner flashings, pipe flashing ranging in size from 1/4&#8243; to over 12 inches, for extra wide exhaust pipes and furnace stacks. <h3>IB Deck Shield roof installation:</h3>
<p>Because IB Deck Shield is exposed to constant foot traffic, deck furniture, outside BBQ grills, etc., it must withstand all this abuse and last for many years without any leaks. To be able to do so, IB deck Shield is installed over a dense, moisture resistant substrate &#8211; DensDeck, which is attached to the roof deck.</p>
<p>Once DensDeck substrate is installed, all seams are taped and &#8220;plastered&#8221; with special joint compound to provide a universal, smooth surface, to which Deck Shield membrane is glued using either a water-based or solvent based adhesive (we use water based glue, as it is environmentally &#8220;safer&#8221; than solvent based product).<br />

When a a joint compound cures, we apply a layer of IB water-based adhesive and lay down the IB Deck Shield membrane, which was previously aligned to be wrinkles free and to have exactly a 2&#8243; overlap with the previous sheet of membrane. Once adhesive is applied and membrane is laid down, it is mechanically fastened at all roof to wall connections, but never in field.</p>
<p>After a few minutes, when adhesive cures, all seams are welded and it&#8217;s time to install roof to wall flashing as well as all pre-fabbed inside / outside corners, as well as flash all post penetrations. IB Roof manufactures special post flashings which can either be pre-welded or split and it is the choice of a contractor which one to use.</p>

<p>We prefer to use split post flashings &#8211; although the split post flashing requires more welding, it is actually easier to install split flashing rather then a welded flashing, because when we order them, we specify the post size &#8211; usually 3 5/8&#8243; x 3 5/8&#8243; (a standard 4&#215;4&#8242; railing post), and a welded flashing sits pretty tight around the post so it is rather difficult to pull it all the way down.</p>

<h3>Durability of IB DeckShield flat roof decks:</h3>
<p>Once all DensDeck is installed, all DeckShield is glued down, seams welded and all flashings are installed, the roof is complete, and now you have a durable, completely water-tight roof deck, where you can spend nice summer days, invite your friends over for BBQ, and not worry about roof leaks any more. IB DeckShield is VERY durable, and very resistant to puncture damage. Because it is glued to the DensDeck substrate, the surface under it is very hard and most sharp objects that fall on this roof will bounce off leaving very little or no damage &#8211; we accidentally dropped sharp tin snips, that just bounce off and did not cause any damage.</p>
<p>Of course you want to be careful with your new roof and not drop any sharp objects purposely, but small accidents do happen, and you can be confident that IB DeckShield will withstand all normal wear and tear &#8211; foot traffic and most accidental drops, which would usually puncture a flat roof such as <a title="rubber roofing" href="http://www.coolflatroof.com/rubber-roofing.php">rubber roofs</a>.</p>
<p>If your roof is damaged &#8211; in most cases it should be leaking for a long time, as membrane is glued to the substrate and even if some water gits in, it won&#8217;t be able to spread and leak inside your home. It is also very easy repair IB Deck Shield roof &#8211; a small patch of color-matching membrane will be welded over damaged area, making the repair virtually invisible, unless looked at from close distance. IB DeckShield roof will remain weldable for decades, just like other IB Flat roofing products.</p>
<h3>Roof deck prices &#8211; how much does IB DeckShield cost to install?</h3>
<p>IB DeckShield is a premium flat roofing product and is rather expensive by itself. However, when you consider the alternative of a rubber roof with a PT wooden deck over it, IB DeckShield will usually be less expensive, as PT wood deck will add a significant amount to the total roof deck cost.</p>
<p>Because IB DeckShield installation is rather complicated and involved, it will cost more than the flat roof prices provided by our <a title="roof prices" href="http://www.coolflatroof.com/roofing-price-calculator.php">roofing calculator</a>. IB Deck Shield takes considerably longer to install than regular IB flat roofs, and costs a lot more than standard 50-mil or even 80-mil IB roofing membrane. Therefore installation prices per sq. ft. of your roof deck will be higher than those of an 80 mil roof deck option (eg. <a title="roof deck Massachusetts" href="http://www.coolflatroof.com/flat-roofing-blog/flat-roof-installation-wellesley-ma/">flat roof deck in Wellesley, MA</a>)</p>

<p>Price of IB Deck Shield installation will also depend or roof difficulty, number of roof penetrations and whether the existing roof needs to be removed. In case of a roof removal, the roof deck must be installed in sections, and sealed at the end of each work day, to prevent roof leaks from overnight rains.</p>
<h3>IB Roof Deck prices:</h3>
<p>A basic price to install IB DeckShield starts at $14-15 per sq. ft. (assuming that your roof deck is approximately 200-300 sq. ft., which is what most roof decks are), and includes a 1/4&#8243; DensDeck Substrate, with all joints sealed using joint compound, and up to 5 post flashing penetrations. All other flashing and penetration details will be priced assuming other aspects of your roof, and the entire project.</p>
<p>Roof tear-off will be priced in a range of $300+ per 100 sq. ft. of roof area, plus cost of the dumpster. Reason for this price structure is as follows: Roof decks are usually rather small, but the tear off greatly intensifies the installation difficulty and slows down the overall process. Also, we separate dumpster fees, as on a small roof we would still need the smallest (10 or 15 yards) dumpster which costs about $300.</p>
<p>To give you and example &#8211; it took us about 5 days to complete the roof in the first picture on this page, with 4-5 guys working 8-10 hours per day. The roof size there is approximately 1200 sq. ft. So assume that 4-5 guys removed and installed about 240 sq. ft. of roof in 1 day.</p>
<p>The pricing above is approximate and reflects general price stricture that we use for<a title="Roofing MA" href="http://www.coolflatroof.com/massachusetts-flat-roofs.php">deck roofs installation in Massachusetts</a> and the rest of New England states (<a title="Connecticut Roofing" href="http://www.coolflatroof.com/connecticut-flat-roofing.php">Roofs in CT</a>, RI, NH, ME and VT).</p>

<p style="text-align: left;"><a title="Flat roof installed in Boston MA" href="http://www.coolflatroof.com/flat-roofing-blog/rubber-roof-replacement-boston-ma/" target="_blank">Old rubber roof replaced with 80-mil IB roof in Boston</a> : The old roof was replace, and extencive brick work on parapet walls was perforemed to ensure highest quality of installation and long-lasting protection for this house in Boston / Roxbury. Roof size was just over 400 sq. ft. and it took 8 days total to install this roof. Read the complete review of this roof installation with many picture and videos.</p>
<p style="text-align: left;"><a title="80-mil IB Flat roof deck with multiple railing posts" href="http://www.coolflatroof.com/flat-roofing-blog/flat-roof-installation-wellesley-ma/" target="_blank">Flat roof deck in Wellesley, MA</a>: A new construction addition was built and a flat roof deck was installed over a garage roof. We used an 80-mil grey IB roof to ensure permanent water tightness. A new deck will now be installed over sleepers, for which we welded down 2&#8243; wide strips of membrane to protect main roof. Also a prefabricated post flashings were installed over 4&#215;4 railing posts to insure that post would not leak. Roof installation was completed in one day.</p>

<p><strong>Sanding seam metal roof in Wayland:</strong></p>

<p>In the middle a of June 2009, we&#8217;ve completed a standing seam metal roof installation. Roof was installed on a residential house in Wayland, Massachusetts. As some may recall, May and June of 2009 had lots of rainy days, so we had to cope with weather as well as many unnoticeable complications which this roofing job has posed for us.</p>
<p>In a nutshell, the roof was constantly subjected to Ice Dam related roof leaks, due lo relatively low roof slope and some heat loss from inside the house, falling ice which would tear off the gutters in the winter and pose danger to people living and visiting the home. One of the most strange things we&#8217;ve encountered was the masonry chimney which had a wood frame built around it and stucco installed on the outside, for visual effects. This was actually the first such chimney I&#8217;ve seen. Usually stucco is installed right over the chimney, which I though was the case here. Later, after the job was complete, we;ve discovered that the stucco shell of the chimney had cracks in it and was leaking. Where as before such leak would be attributed to old roof, now we could easily pinpoint and eliminate the source of leaks.</p>

The moment of truth came yesterday when I went into the attic after a long steady rainfall to find the former leak site completely dry. The spot I suspect is at the joint between the concrete cap and the stucco on the front side of the house. There was a crack there that lined up with water flow marks down the side of the chimney. I think the water was able to curl under the cap to that crack and then pass behind the stucco to cause the leak.</em></span></span></p>
<p style="padding-left: 30px;"><span style="font-family: Arial;"><span style="font-family: Arial;"><em>I am now very happy to have a completely watertight roof that should stand up to winter ice and snow for a long long time. <p>We can repair corner flashing (inside and outside corners), fix in-field leaking seams  with rubber seam tape, or re-seam the existing seams with 9&#8243; cover tapes, to dramatically extend roof service life.</p>
<p>For these rubber roof repairs we use only the best flashing components such as Carlisle and Firestone peel-stick flashing and cover tapes in 6&#8243;, 9&#8243; and even 12&#8243; width &#8211; this allows us to be able to repair nearly every type of rubber roof leak, as well as install new flashing around skylights, chimneys and other flat roof penetrations and curbs.</p>
<p>We also do custom copper flashing work when performing a rubber roof repair. As you can see in the picture above, a new copper counter-flashing was installed after a rubber corner patch was applied to the chimney flashing. The couterflashing  was replaced after squirrels chewed and ate the lead flashing that was originally there.</p>

<p><strong>Inspection / estimate Fee:</strong> We have a roof inspection / estimate fee of $99. This appointment / estimate fee is applied toward the cost of the job if you decide to work with us. The new policy helps us to serve YOU better, by spending more time examining your roof condition and identifying the most cost-effective package for you.</p>
<p>We also ask that you designate at least 2 hours of you time for this roofing estimate. This time will give us a chance to thoroughly inspect your roof&#8217;s condition, provide you with our suggestions about the product you should use, identify insulation and ventilation issues and venting method that will best serve your needs, as well as show you the product in action. <p>Here we will demonstrate a cost structure for a hypothetical 3 KW solar PV system installed on a roof of home or business. Do understand that this cost includes the installation of IB Roof, BIPV Solar panels, Inverter, wiring, etc., and the prices are provided &#8220;before&#8221; any Federal tax credits and State rebates for solar and other renewable energy projects.</p>
<p>Lets assume that our roof is an average residential roof that is 1500 sq. ft., which has a slight pitch and is positioned in a southern direction with no shading (perfect conditions for solar PV installation). <em>Please note that slope of the roof, shading or southern exposure do not directly affect your cost for solar system, but these conditions will affect your system&#8217;s efficiency and total electricity output.</em> Theoretically, on a 1500 sq. ft. roof, we can install up to 7 KW of IB Solar Panels, but for the purposes of this example we will use 3 KW system mentioned before.</p>
<p>There is a lot of confusion about ho the solar PV systems are priced &#8211; many people assume that solar is priced by Square Foot, but that is the furthest thing from the truth. Because Solar Panels from various manufacturers have different efficiency, the electricity produced by 15 sq. ft. panel from Manufacturer A can be double that produced by same size panel made by Manufacturer B. Therefore all solar PV systems are priced by their output measured by Watts DC. Average industry cost for solar PV systems that are rack-mounted, and installed on an asphalt shingles roof of a residential homes, range from $10 to $12 per Watt DC.</p>
<p>IB SolarWise PV system utilizes a thin-film Solar PV laminates produced by Uni-Solar Ovonics. These solar panels have lesser efficiency than a more common crystalline silicon panels (big aluminum boxes) per sq. ft., therefore they require more space to have a large size solar array installed. However that is rarely a concern as usually there is plenty of unused, unshaded space on the roof. Prices of IB Solar Wise PV are in the range of $13-14 per Watt DC. This is slightly more than you conventional PV panels, but it also includes a Lifetime roof, and provides a complete, water tight systems, which is guaranteed not to leak, as is often the case with conventional PV systems installed on rack mounting systems, bolted to the roof.</p>
<p>The $13-14 per Watt DC figure is flexible and a lot depends on the size of the roof and size of the solar system (number of KWatts), and in some cases can actually be on par with cost of conventional Solar systems which do not include the roof. Each individual project will be different, so use these numbers for reference only.</p>

<p class="p_text3">Solar Flat Roofing: Cautionary tale with the end in mind</p>
<p style="margin: 5px 30px 5px 30px"><em>Forewords: This story is fictional in nature but real in substance, and definitely happened before.</em></p>
<p>A brave, responsible, and hard-working person &#8211; Jack &#8211; decides that installing a Solar PV system it is not only beneficial for the environment, but is also a sound investment. So after doing the due-diligence he lines up a solar integrator to install a the Solar System on the his 7 years-old flat roof. The roof has no signs of leaks and he feels as though there won&#8217;t be any problems.</p>
<p>The solar integrator know his job well and completes the project in a timely manner, applying and receiving all the available incentives for the client. System performs as stated and generates expected amount of electricity. All goes well.</p>
<p>3-5 years later the roof begins to leak and the building owner is faced with a dilemma. He needs to stop the leaks but the solar equipment is in the way. Roofing contractor that is supposed to fix the leak hesitates to move the solar equipment which prevents him form fixing the roof. The only option is to remove the solar panels array completely, remove the old roof, install a new roof, and then put the solar array back.</p>
<p>Excluding the cost of re-roofing, as it is not related to the solar system, the hero of our story had to pay at least  a dollar/watt for removal and a dollar/watt to put back the solar panels. Lets say he had a small commercial system of 10 kW or 10,000 watts. This means that he had to pay EXTRA $20000 just to take the solar system off and put it back on, so the roofing crew could do the work.</p>
<p>Why was this a cautionary story with the END in mind? Very simple: Jack could avoid the extra expense $20000 by using a roof-integrated solar system such as IB SolarWise. Cases like this one happen all to often, and not just with flat roofs. A more common example would be an asphalt shingle roof with solar pv system, where shingles not covered by solar panels deteriorate at normal rate and will have to be replace about every 15 years. Lets face it: Shingles rarely last more than 15 years. Consider all the roof penetrations form the solar panels&#8217; rack mounts and the roof lasts 12, after which the process described above has to accrue, unless of course you are willing to take the roof leaks.</p>

<p>Generally, for a 1000 sq. ft. residential home, your cost should be around $6750 for an average (simple) roof. If you would like to upgrade the membrane type or add more insulation, this will slightly increase your price. Please note: For all residential installations, all IB roofing membranes come with a lifetime residential warranty, therefore there is no need to upgrade from 50 to 80-mil product, as both will perform the same in protecting your roof from the elements and will remain water-tight throughout its life and beyond.<br />

<p class="p_text3">One: Roof Installation Prices</p>
<p>Our pricing structure is based on two direct (main) variables and a number of indirect variables that affect the total price of your roof replacement project. You can expect similar pricing methods from other roofing contractors.</p>
<p><strong>First cost variable: Roof Size</strong></p>
<p>The most important variable is the size of your roof. The bigger the roof, the higher the roofing cost. We base our pricing on the number of <strong>Squares</strong>, where each square is equal to 100 sq. ft. For example if your flat roof is 1900 sq. ft. it is 19 squares.</p>
<p><strong>Second cost variable: Roof difficulty</strong></p>
<p>The difficulty of roof installation is the second most important variable affecting the cost of your roofing project. If you have a simple roof with minimal number of roof penetrations (such as HVAC units, sky-lights, roof drains, through-wall scuppers, vent-pipes, posts, etc.), than your roof prices will be much less than if you had a more difficult roof with multiple roof penetrations and obstacles that require more roof flashing details. These roof penetrations require a great deal of professional manual labor and time, and slow-down the entire roof installation process.</p>
<p>Another factor associated with roof difficulty is the roof&#8217;s present condition, and presence of gravel and/or multiple roofing layers, which generally require removal, and consume a lot of time as well as need to dispose off them. At the same time, roof removal must be performed quickly, to eliminate the possibility of water penetration during the removal process.</p>
<p><strong>Third cost variable: Indirect costs and material upgrades</strong></p>

<p>Consider total installation price of the new flat roof. It will include, labor, material and warranty and other factors. Roofing materials usually carry a manufacturer&#8217;s warranty period ranging from 5 to 25 years for commercial installation. Residential warranties will range from 5-15 years , while IB has the only Residential Lifetime Warranty in the industry. However, residential warranties are more complex, as many flat roofing manufactures will not warranty residential installations, or they fill impose certain requirements before they issue that warranty.</p>
<p>Any roofing job should also include a Labor warranty from the roofing contractor, and usually you can also purchase additional labor warranty from the manufacturer. <p class="p_text9"><strong>Please note</strong> that if you are still receiving last year&#8217;s prices, there is a good chance that you will receive a sub-par service, and/or your roofing contractor will use every chance to reduce their costs ( cut corners where ever possible ). No roofing contractor is immune from rising material prices unless they hold a huge inventory (nearly impossible). Therefore if you get a &#8220;great deal&#8221; you won&#8217;t get a great roof.</p>

<p class="p_text3">How to interpret the instant price quote:</p>
<p>We want you to know that your actual installation cost may vary based on the specifics of your roof and your roof difficulty, and the roofing contractor you use &#8211; refer to our <a href="flat-roof-prices.php">roofing price guide</a> for more insight on how roofing contractors come up with their prices. Also, you should know that the price for Tar and Epdm roof material greatly depends on the price of OIL, which was trading at its all time high of $147 per barrel in July of 2008. Although oil prices have fallen dramatically since then, the material costs remained the same and in some cases (for asphalt-bases products such as shingles, rolled roofing, built-up roofs, modified bitumen and EPDM rubber) the actually continue to increase &#8211; last major price increase occurred in March 2009 with all the major roofing manufacturers. Since we DO NOT install Epdm or Tar roofs, we provide you with our estimated cost, based on our experience. Epdm and Tar roof prices also very from one roofing company to another.</p>
<p>Dear visitors, please be aware that results of our calculator do not always reflect the price quote you are going to receive from us. Our calculator is designed to provide approximate pricing to install a 50-mil white IB roofing membrane on an average size home (1000-2000 sq. ft.). If your roof is small (about 300-400 sq. ft.), then your cost/sq. ft will likely be higher than results from this calculator. This is due to the fact that our set-up costs remain the same, while amount of work is smaller.</p>
<p>Like-wise, if your roof is large, your cost per sq. foot may be lower, depending various variables. There is no exact formula on ho the price is calculated, as there are too many factors affecting the price of each particular roof, and including them would make our roofing calculator too complicated to use.</p>
<p>Also bear in mind that Specialty Membranes such as IB Traditions for <a href="residential-flat-roofs.php">Residential low-slope roofing</a> or 80-mil IB roof will be slightly more expensive compared to standard 50 mil roof.</p>
<p>IB DeckShield or 80-mil membrane assembly with Pressure Treated wood on top for walk-on flat roof decks will be considerably more per sq. ft., compared to results from our calculator. Please refer to our <a href="flat-roof-decks.php">flat roof decks</a> section of our website for explanation of our walkable flat roof assembly for both Deck-Shield and 80-mil with PT or composition deck.</p>

<p class="p_text3">How to use this roof price calculator</p>
<p>Plug in your roof dimensions into the calculator. Make sure you account for any overhangs / soffits, as that may add significant area to you total roof size. If your roof has an odd shape ( &#8216;L&#8217; shape or similar ) you can divide your roof into virtual &#8216;rectangular blocks&#8217; and add up all your measurements to get the total square footage. Plug in that number and multiply it by 1. For example: if your roof is 2300 sq. ft., type 2300 x 1 into &#8216;roof dimensions&#8217; section of calculator.</p>
<p>Use appropriate &#8216;roof difficulty&#8217; setting to get a more accurate roof price estimation. Although your roof may look simple, roof penetrations like sky-lights, chimneys specialty vents, AC units, etc. take long time to flash correctly, therefore adding significant amount to the total roof price tag.</p>
<p>Choose desired insulation thickness. Insulation makes up significant part of total material cost, and in some cases may cost more than roofing membrane itself. Having good insulating value may seem expensive at first, but it will greatly reduce your energy costs, eventually paying for itself. However, if you already have some insulation, adding more will not have a dramatic effect compared to having no insulation at all.</p>
<p>When comparing prices of IB roof and the cheaper alternatives like Epdm rubber, bear in mind that <a href="flat-roof-prices.php">total roofing cost</a> concept. While IB has higher initial cost of installation, the difference in price will be more than offset by savings in future roof repairs, energy saving, and virtually no maintenance required for the IB flat roof.</p>
<p>When looking at the numbers produced by this calculator, bear in mind, that each roof is different, and your actual cost will depend on your roof&#8217;s difficulty level, as well as number of other factors, such as ease of access, IB membrane thickness and type you choose, insulation thickness, etc.</p>
<p><strong>Relative Roof Difficulty:</strong> Please Choose according to how many through-roof penetrations/HVAC units/Skylights/Vent or<br />
Hot-stack pipes, etc., are on the roof, as this will make significant price difference. The more penetrations, the more precision<br />
work will have to be performed.</p>

<p class="p_text3">Roofing Material Price Update &#8211; June 20, 2008</p>

<p>As you know the price of oil increased more than 80% in the last 6 month, which in effect increased the transportation and food costs. However, unless you are a roofer, or involved with construction industry, you may not know that roofing material prices have also risen more than 30%. This is especially true for roofing materials such as Rubber, Asphalt and Modified Bitumen roofing, as they all use oil-byproducts in as on of the base components. Since roofing contractors cannot absorb a 30% increase in material costs, as well as other cost increases such as gasoline price hike of more than 40% since November of 2007, the price of roofing installation is also on the rise. Expect a 10-20% increase in the roof price for the above mentioned roofing materials (EPDM, Mod. Bit. and Built-Up Roofing).</p>
<p class="p_text3">IB Roof Material Price Update &#8211; Sept. 30, 2008</p>
<p>As with most other construction materials, IB roofs are not immune to rising manufacturing, materials and transportation costs. We had two material price increases &#8211; one on July 1st and second one in beginning of September. In total, material prices went up 18% for us as well as increasing transportation costs.</p>
<p>Fortunately, we purchased a stock of 50-mil white IB membrane <strong>before</strong> July 1st increase in prices, so for a limited time we can still offer June installation prices. This is of-course until the stock runs out. Don&#8217;t wait too long.</p>
<p class="p_text9">We have modified our roofing price calculator to reflect the recent material cost hikes by a reasonable 10%. These installation prices assume that a roof is installed by a reputable roofing company that is fully insured and licensed, and specializes in flat roofing. If you get a &#8220;great&#8221; deal from someone, don&#8217;t be surprised if your seemingly inexpensive roof leaks soon after it is installed, and your roofing contractor is no where to be found. <p><strong>* IB White Membrane</strong> has the highest solar reflectance rate of almost 90%. Energy savings refer to the avoided cost of<br />
electricity to operate AC in the summer. Our calculator does not consider the R-value of insulation, as a savings factor.<br />
However, the thicker the insulation, the more savings you&#8217;ll realize all year round.</p>
<p><small><strong>** Savings</strong> are calculated assuming the electricity rates in Metro Boston area from N-Star, effective April 1, 2007.<br />
Going rate then was <strong>$0.1875 / kWh</strong>, for the consumption of 1000 kWh per month. Electricity rates found in the following<br />
